Stalls and the number of horses you have?

So I currently have 14 stalls, but I have 13 horses (none in transport). Do the horses that are boarded not count in your stalls? How much storage do I really have? Sorry, but I'm highly confused about it and may be overthinking lol.
You can board horses either at home or you can use outside boarding.
Horses that are boarded outside at a different boarding center, do NOT use your stalls, they use the boarding centers' stall amounts.
Your estate > manage page displays the total amount of stall you have on your estate. Not the total amount that are available to you for use. Does that help?
